9 Dublin Road

9 Dublin Rd is a georgian period building in the center of Drogheda, Co Louth. We were faced with many challenges with this project as the building was converted from a single-family home to apartments back in 1997. Due to some previous sub standard works carried out we had, or work cut out for us.

The apartments are as follows:

• Ground floor- One bed apartment

• First floor – One bed apartment

• Second floor – Two bed apartment

• Third floor – Two bed apartment

Key challenges

• The entire building had a lot of shabby work previously carried out e.g., the plumbing and electrical had a lot of extra connections and cables therefore we had to strip out all M&E and install and certify everything.

• Water leaking through the chimney which led to severe dampness in the basement due to rising damp. Chimneys had to be replastered and all walls were injected with damp proof course by a specialist contractor.

• New fire doors had to be installed throughout aswell as fire compartmentation on each floor (60 min fire doors, 15mm Fireline plasterboard, fire collars and fire mastic) with certification on everything.

• Solar panels installed on the roof to the rear to improve the energy efficency of the property.

• This property was sold to tuath housing to help with housing vulnerable people in the community.
